Located on US Highway 24 and Pizza Hut Rd in Wamego, Kansas, is a 3.12 acre, L-shaped property with three steel buildings and frontage on Highway 24. This property is divided into five tracts for auction. Tracts 1 through 3 contain steel buildings constructed by Marker Construction. Each building is insulated, has halogen perimeter lighting, and industrial strength floors built with 6" reinforced concrete.
Tract 1
Steel building in tract 1
Tract 1 is 35,926 sq. ft. with a 40' x 125' steel building with 16' eaves constructed in 2001. The west third of the building has a 40' x 40' finished office space built in early 2004. It has custom cabinetry and desks throughout the office. This building is wired for high-speed Internet and has an Avaya phone system with phones. The building has air conditioning and heating.
The building has two doors on the west end, one on the south and one on the west wall, that lead to the 12' x 22' reception area with built-in counter and large desk with workspaces for three people.
Private office with bathroom
The door on the north wall of the reception area leads to a 12' 6" x 16' private office with private bathroom located on the northwest corner of building. This office has its own air conditioner, window to the reception area and exit door. It also features a built-in desk and ceiling-to-floor shelving unit.
In the southwest corner of the 40' x 40' office space is another private office that is 12' x 14'. It also has a built-in desk and a large ceiling-to-floor shelving unit. A window is above the desk on the south wall.
Conference room
The northeast corner has a 12' x 20' conference room with a large, oval table and office chairs. Cabinets are built into the south wall. A Panasonic electronic whiteboard is attached to the north wall.
A safe made by Hall's Safe Co. is in a small storage room that is accessible through the conference room. The safe is approximately 6' deep.
A 12' x 8' kitchenette is located between the private office with bathroom and conference room. It has a sink and cabinets built by Homestead Custom Cabinets in Wamego.
Kitchenette
North of the kitchenette is an ADA compliant bathroom with urinal, toilet and sink. A storage room in the bathroom holds a Lennox furnace and State Select water heater.
The hallway leading to the center third of the building has space for six four-drawer file cabinets. A set of cabinets are located above the file cabinet area.
Mezzanine
Stairs in the center third of the building lead to the mezzanine above the office. This area is divided into three rooms and holds a Lennox furnace and the Avaya phone system.
The center third of the building is a 40' x 40' garage space with a 16' w x 10' h electric overhead door and man door on the south wall. There is a 3' x 3' floor drain pit. It has fluorescent lighting and is plumbed with hot and cold water.
Middle and east thirds of building
The east third of the building is a 40' x 45' garage space with another 16' w x 10' h electric overhead door and man door. It has heating and air conditioner with fluorescent lights and a three-phase power supply and breaker box.
Track 1 will have a 20' travel easment to the building in tract 2.
Tract 2
Steel building in tract 2
Tract 2 is 27,247 sq. ft. with a 60' x 150' steel building with 16' eaves constructed in 2004. This building was designed to be split in half for leased space. The west and south walls have 14' x 14' electric overhead doors and man doors next to each overhead door. The south wall has two 16' w x 10' h electric overhead doors with man doors at each overhead door. 3' x 3' floor drains are located in the center of each half of the building. Each half is plumbed for bathrooms on the north wall. The overhead lighting is fluorescent and halogen. This building is heated by three long radiant heaters.
Tract 3
Steel building in tract 3
Tract 3 is 30,523 sq. ft. with a 30' x 140' steel building with 16' eaves constructed in 1997. This building was designed to be split into thirds for leased space. Each third is separately wired and metered for gas and electric. Paved parking is on the south side of the building.
The west third has a 15' x 19' heated and air conditioned office space with bathroom. A mezzanine is above the office with a viewing window. Each third has an electric overhead door and 3' x 3' floor drain. The west third has a 16' w x 9' h electric overhead door and the center and east thirds have 16' w x 12' h electric overhead doors. A man door is located next to each overhead door. The center and east thirds are plumbed for restrooms.
Tracts 4 and 5
Tract four is 15,297 sq. ft. and can only be purchased with tract 3 or 5 due to lot restrictions. Tract 5 is 27,237 sq. ft. A 20' travel easment will be placed along the west side of tracts 4 and 5 for the steel building in tract 3.

For the properties located at 1400 Highway 24 in Wamego, Kansas, to be auctioned on Wednesday, May 23, 2007, a commission will be paid to any properly licensed real estate broker whose buyer is the successful purchaser for this property and who actually closes and pays the total contract sale price for the property. The commission shall be paid as follows:
Three percent commission will be paid on any pre-sale or written opening bid amount shown on the broker participation form, included in this document or available upon request. A one percent commission will be paid on the amount by which the successful high bid at auction, not including the buyer's premium, exceeds the bid amount indicated on the broker participation form.
If an opening bid is not written on the broker participation form, or the form is not submitted according to the terms listed thereon, then a one percent commission will be paid to the broker on the full amount of the successful high bid.
To earn the buyer broker commission, the participating broker must register his or her bidder by completing the broker participation form in full and must fax, mail, or email it to Purple Wave Auction, Inc. The form must be received no later than 24 hours prior to the start of the auction.
